How are the new laws affecting my real estate transaction?

You have heard that the real estate transaction laws are changing. How is this affecting you?

Many theories about modifications in the real estate selling process have appeared in the media. The material changes are these:

Traditionally, sellers have paid the buyers' agent commission. Going forward, sellers will still have the option to compensate the buyer's representative, although the listing agent will not be able to publish a specific offer of compensation for the buyer's agent on the MLS.

Buyers will be required to sign an agreement with their own agent defining representation and addressing compensation.

Change implementation is mandated mid August 2024. The impact of the changes on buyers and sellers is a developing story. We do know that commissions will continue to be negotiable, as they always have been. Our clients on both sides of the transaction will continue to benefit from the best representation available.

The bottom line:

Rarely, do we offer virtual tours of properties for clients. Occasionally highly pre-qualified buyers who are unable to visit in person, require a first virtual tour if they are out of the country on business and the home they're planning to purchase is highly sought after and in a competitive offer situation.
